By land developers, for land developers

Bringing visibility and predictability to every stage of the project

TerraTech 360 empowers land development firms to streamline their workflows, while accurately tracking costs, commitments, resources, and schedules across every project.

Our Story

Built inside the industry it serves

Land development can be one of the largest cost centers in home building while being the least predictable. A $100 million land development division can still run on spreadsheets, handwritten notes, and a project manager’s memory, because there wasn’t a tool built for the way the job actually works.

Co-founder Michael Foess, PE, PMP, spent years in commercial development, where project management software is standard. When he moved into land development, he saw teams doing work that is just as complex without tools made for it. In 2016, he created a low-code database to run his company’s own projects. In 2023, he partnered with his daughter, Amanda, to build the prototype on a more modern platform with better integrations. Later, in 2025, she delivered the standalone prototype for TerraTech 360, a platform built specifically for the land development lifecycle that is integrated with modern AI tools.

Today, firms with headquarters across multiple states are managing their land development projects through TerraTech 360. The platform gives owners, division presidents, project managers, and field teams a shared, current picture of every project’s schedule, budget, and status, in place of the disconnected tools most of the industry still relies on.

How We Build

Made for today’s land development teams

We built TerraTech 360 the way we’d use it ourselves: a simple, connected system designed around the way land development teams already work. Every role, from the executive team to those in the field, gets dashboards built for the work they do.

Every company’s data stays private, with a record of who did what and when, and a company can be up and running with minimal setup and training. TerraTech 360 is built to grow with a company as it takes on more projects and more markets, without getting harder to use.

Is TerraTech live, or still in development?

It’s live. Companies with headquarters across multiple states run their land development projects in TerraTech 360 today.

How long has TerraTech 360 been around?

TerraTech 360 launched commercially in July 2026, but the platform behind it is not new. It grew out of a tool Michael Foess built and used to run his own land development projects for years before Amanda led the work to turn it into a standalone platform other developers could use. By the time the platform launched, it had already managed more than $100 million in projects.
